The project story
The homeowners had their house soft washed. Soft washing uses low pressure but a lot of bleach, and the runoff washed out and faded the color of their brick-pattern overlay.
The overlay was vulnerable because of its age. After several years of sun, UV breaks down the protective sealer and leaves it full of micro cracks. The bleach got through those cracks and bleached the color underneath.
What we did
- Cleaned the entry thoroughly.
- Restained the brick pattern to bring the color back.
- Applied two fresh coats of sealer.
Why it matters
The overlay itself was sound. What had failed was the sealer protecting it. We recommend resealing decorative concrete at least every 5 years, and some surfaces need it every 3, depending on how much sun they get. A sealer in good condition would have kept the bleach out.
If you are planning to soft wash or pressure wash your house, ask about the condition of the sealer on your decorative concrete first.
